Door het accent op economisch sterke regio’s en sectoren heeft de Nedstede portefeuille naast een meer dan marktconform direct rendement (huurinkomsten) ook een uitstekend indirect rendement (waardevermeerdering).

De focus ligt voor de korte termijn (2015-2018) op uitbreiding van de portefeuille. Op basis van de lopende contractonderhandelingen is de verwachting dat in 2016-2017 een bedrag van € 35 miljoen zal worden geherinvesteerd.

Het accent ligt op investeringen in direct vastgoed op strategische Retail en Leisure locaties in premium steden als Amsterdam, Londen en Parijs. Steden die uitblinken door demografische groei, internationale bedrijvigheid, sterke koopkracht en bedrijvigheid. Historische binnensteden met zowel nationale en internationale instellingen, musea, universiteiten en duurzame toeristische aantrekkingskracht.

De objecten in de portefeuille zijn verhuurd aan solide huurders, veelal voor langere termijn. Waar wettelijk de duur wordt beperkt tot 5 jaar met 5 optiejaren, wordt in de praktijk vrijwel altijd verlengd.

Het leegstandspercentage is hierdoor vrijwel nihil en liggen de huurdersincentives aanzienlijk lager dan in de huidige markt gebruikelijk is.
